What is a retaining wall?

A retaining wall is a structure that holds back a slope of soil so the ground above or below it can stay level. Anything over about 2 feet tall is doing genuine structural work: soil weighs 100 to 120 pounds per cubic foot, it pushes sideways nearly as hard as it presses down, and a soaking rain adds water pressure on top of the dirt load. Builders use segmental concrete block, poured concrete, natural stone, brick, or pressure-treated timber, and the material matters far less than what sits behind it.

Where it is

The face you can see is the least important part of the wall. Behind a sound one sits a 12-inch column of clean crushed gravel and a 4-inch perforated pipe daylighting at one end. Beneath it, 6 to 12 inches of compacted base supports a buried first course, normally one-tenth of the wall height and never less than 6 inches deep. Block walls lean back into the hill about 1 inch per foot of height, a deliberate setback called batter, and tall ones hide geogrid fabric reaching 4 to 8 feet into the slope every few courses. On poured concrete or mortared stone, look for weep holes every 4 to 8 feet along the base.

What it does

One force acts on this thing, and drainage decides whether it wins. Gravel and weep holes give trapped water an exit. Clay packed against the back holds it instead, and a saturated slope can shove with double the force the wall was designed for; in northern states, freeze-thaw then jacks the courses apart over a handful of winters. Failure follows a predictable order: the batter disappears and the wall stands plumb, then it leans outward, then the middle bulges, then a top course slides off. Stair-step cracking, soil washing out through the joints, a depression in the lawn above, and permanently soggy ground at the base all carry the same message, that water is running behind the wall rather than through it. Timber walls write a different ending, rotting through at the ground line in 15 to 25 years even where drainage is right.

Maintenance

Walk the wall each spring and fall. Rake mulch and silt away from the weep holes and the drain outlet, pull volunteer saplings out of the face before their roots pry blocks apart, and confirm every downspout discharges past the wall instead of into the backfill behind it. Once a year, hold a 4-foot level against the face and write the reading down, because a wall that moves a quarter inch per season is telling you something no photo will. Why is my retaining wall leaning forward?

Water behind it, nine times out of ten. With no gravel backfill and no working weep holes, rain saturates the soil and hydrostatic pressure pushes the wall out a fraction of an inch at a time. An undersized base, missing geogrid, and soil piled higher than the design allowed finish the job, and frost adds a seasonal shove in cold states. A wall leaning more than about 1 inch per foot of height, or bulging in the middle, has moved past adjustment and into rebuilding.

Do I need a permit for a retaining wall?

Usually above 3 or 4 feet, though the trigger varies by town and some jurisdictions start at 2 feet or at any wall carrying a driveway or structure above it. Permits typically run $100–500 and come with a requirement for stamped engineering, another $500–1,500. Terraced walls do not dodge the rule: tiers spaced closer than twice their height are generally treated as one tall wall. Call the building department before ordering block, not after.

How long should a retaining wall last?

With drainage done right, 50 to 100 years for poured concrete, 40 to 100 for segmental block, longer for dry-stacked stone that can simply be reset, and 15 to 25 for pressure-treated timber, which rots at the soil line regardless. Without drainage, cut every one of those numbers by half or worse; plenty of block walls start leaning inside 10 years. The gravel, the pipe, and the weep holes are what you are actually paying for.
