What is a crawl space?

A crawl space is the shallow, unfinished gap between the ground and the first floor of a house, typically 18 inches to 4 feet of headroom. Builders use one instead of a full basement or a concrete slab, and it carries the ductwork, water lines, drain pipes, and wiring that a slab home buries in concrete. It is the standard foundation across much of the Southeast and the Pacific Northwest, where high water tables make basements impractical. Two versions exist: the old vented kind, open to outdoor air, and the sealed, encapsulated kind.
Where it is
Access is either an exterior hatch near grade on one side of the house, usually a 2x3-foot metal or plywood door, or an interior hatch cut into a closet or pantry floor. Vented crawl spaces also show foundation vents around the perimeter, small louvered screens set into the block. Before going under, put on a headlamp, knee pads, a disposable coverall, and an N95. What matters once you are down there: standing water or damp soil, insulation batts sagging out of the joists, rusted duct straps, white efflorescence on the piers, mud tubes running up the block (termites), and droppings. A $30–60 wireless hygrometer left behind tells you more over a year than any single visit.
What it does
The space keeps wood framing off wet ground and leaves plumbing and ducts reachable, which is why a burst pipe here costs a fraction of one under a slab. The trouble is moisture. Soil gives off water vapor continuously, and once relative humidity settles above 60 percent, mold colonizes the joists and subfloor; framing above roughly 20 percent moisture content rots outright. None of it stays put, because the stack effect pulls crawl space air up through floor gaps into the rooms above, a share commonly put at up to half of the air on the first floor. Upstairs that reads as a musty smell peaking in July, cupped hardwood, clammy indoor humidity, and cold floors. Rotted joist and subfloor repair runs $2,000–10,000.
Maintenance
Go under twice a year, after spring thaw and again in fall, plus after any storm that drops more than an inch or two; the inspection interval guide and the crawl space maintenance checklist list what to look at each time. Fix water in order: extend downspouts 6–10 feet from the house, regrade so soil drops 6 inches over the first 10 feet, then handle groundwater, then control vapor. A 6-mil poly barrier over bare dirt is the minimum; encapsulation with a 12–20 mil reinforced liner sealed to the piers, sealed vents, and a dedicated dehumidifier is the durable fix. Skipping the subject gets expensive, as the cost of ignoring a wet crawl space shows.

Frequently asked questions
Should crawl space vents be open or closed?
Older code assumed outdoor air would dry the space, so it required 1 square foot of vent per 150 square feet of floor. In a humid climate that backfires: 90-degree air at 80 percent humidity hits a 68-degree crawl space and condenses on everything. Current practice in the Southeast is to seal the vents and treat the space as part of the conditioned house, which the IRC allows with a sealed liner plus either a supply air duct or a dehumidifier. Check local code before closing anything.
Is crawl space encapsulation worth $3,000 to $8,000?
It is if you have the symptoms: humidity that stays over 60 percent, a musty smell upstairs, sagging insulation, or standing water after rain. Against $2,000–10,000 in joist and subfloor repair plus recurring pest treatments, encapsulation usually pays. It also trims heating and cooling costs, since the ducts down there stop losing energy to outdoor air. If the space is bone dry year-round and reads under 55 percent humidity, a plain vapor barrier is enough.
Where should insulation go in a crawl space?
That depends on which type you have. In a vented crawl space, fiberglass batts go between the floor joists with the facing up toward the warm side, and they need mechanical support because they fall out within a few years otherwise. In an encapsulated space, insulation moves to the perimeter walls instead, typically R-10 to R-15 of rigid foam board, leaving the floor above uninsulated. Mixing the two approaches traps moisture in the joist bays.
Can a crawl space be converted to a basement?
Technically yes, practically rarely. Digging down means underpinning the existing footings in sections, hauling out soil by hand or conveyor, and pouring new walls and slab, which lands somewhere between $50,000 and $150,000 on an average house. The math only works during a whole-house renovation where you need the square footage. For dryness and air quality alone, encapsulation at $3,000–8,000 solves the same problems.
