Nothing in Hawaii freezes and little of it rots the mainland way; it corrodes, because salt air reaches every island home. Metal goes first: fasteners, hinges, condenser coils, roof screws, and the rebar buried inside concrete. Behind corrosion sit the other two constants, tropical humidity that grows mildew in a closed room within days, and termite pressure among the worst in the United States. There is no heating season and no real off-season either.

The climate here

Warm and humid all year, with coastal lows rarely under 65°F and highs rarely over 90°F, so the calendar contains no temperature milestones at all. What changes instead is rain and wind. Trade winds carry salt spray well inland, especially on windward shores, and microclimates are extreme: Hilo can take over 120 inches of rain a year while Kona stays dry a few dozen miles away. The Central Pacific hurricane season runs June 1 to November 30. On Hawaii Island, volcanic vog adds sulfur dioxide that mixes with rain into a mildly acidic solution, attacking metal roofing, screens, and catchment systems.

Formosan colonies nest inside walls and consume framing faster than native species manage, while drywoods fly in and infest attic lumber and trim with no soil contact at all. Both are established statewide and both need ongoing professional attention.

Intense UV and heavy rain

Near-vertical sun degrades paint, sealants, and asphalt shingles quickly, and windward slopes then push downpours through whatever the sun has already cracked. Coatings that give a decade on the mainland need renewal on roughly half that cycle.

Vog and acid rain

Downwind of Kilauea, sulfur dioxide turns rain mildly acidic. It corrodes metal roofing, screens, and fixtures faster than salt alone manages, and on catchment homes it shifts the pH of the water in the tank.

Tropical storms

Hurricanes reach the islands less often than they reach the Atlantic coast, but Iniki showed what a single landfall does. The exposure is roof uplift and wind-driven rain on light single-wall construction rather than broad storm surge.

How the calendar shifts here

With no seasons to anchor tasks, Hawaii runs on intervals instead of months. Rinse salt off metal, meaning the condenser, gates, railings, and anything parked outside, every one to three months depending on how close the water is. Inspect and touch up rust twice a year, and keep the right primer on the shelf rather than waiting for a project. Termite inspection is annual, with treatment on whatever schedule your company sets. Prep for storms before June 1: trim trees, check roof fasteners, clear drainage, and confirm you have water, fuel, and a way to charge a phone. How often should I rinse salt off my house in Hawaii?

Monthly within a few hundred yards of the shoreline, every two to three months a mile or two inland, and again after any heavy spray event. A garden hose and plain fresh water does most of the job: wet the metal, let it sit a minute, rinse again. Pay attention to condenser fins, garage-door springs and tracks, gate hardware, and railings. Skipping this is how an eight-year condenser fails in year four.

How do I stop mold without running AC constantly?

Move air and dry the trapped spaces. Ceiling and wall fans running low all day keep surfaces above dew point, and leaving closet and interior doors open matters more than most people expect. Put a small dehumidifier or a rechargeable desiccant unit in closets and under sinks, run bath fans fifteen minutes past a shower, and pull furniture a few inches off exterior walls. Tent fumigation reaches drywoods throughout a whole structure and typically runs $2,000–5,000 on a single-family home. Formosans usually need baiting or soil and foam treatment instead, so identification has to come first.

How do I maintain a catchment water system?

Treat it as plumbing with a health component attached. Screen the tank inlet, keep the first-flush diverter working, clean the gutters feeding it every few months, and inspect the liner and cover yearly for gaps that let light or insects in. Replace sediment and carbon filters on the manufacturer interval, and keep any UV disinfection lamp inside its rated hours. Test at least annually for bacteria, and more often in heavy vog, since acidic rain leaches metals from roofing and plumbing.
