Northeast maintenance is shaped by a long freezing winter working on the oldest housing stock in the country. A 1910 house with a converted boiler, a fieldstone basement, and sixty years of added insulation fails in ways a 2015 build never will. The winter list is the one that matters: heat that cannot quit, an attic cold enough to stop ice dams, and pipes that stay above freezing. Spring is cleanup, and summer is short enough that cooling barely registers.

Winters run cold and long, with subzero nights inland and 60 to 100 inches of annual snow across much of northern New England. Summers are humid but brief, so plenty of homes still manage with window units or a modest central system. The housing stock is the real variable: median home age in several Northeast states passes 60 years, and many occupied houses predate 1940. That means oil boilers, plaster over lath, undersized electrical service, and basements never intended to be dry. What actually stops ice dams?
A cold attic, not heat cable. Air-seal the ceiling penetrations first, meaning recessed lights, bath fan housings, the attic hatch, and top plates, then bring insulation up to R-49 or better and confirm soffit and ridge vents genuinely move air. Once the attic sits near outdoor temperature, snow stops melting from below and no dam forms. A full air-seal and insulation job runs about $1,500–3,500, and roof raking only treats the symptom.
How often does an oil boiler need service?
Once a year, before the heating season, and on oil it is not optional. The technician cleans the heat exchanger, replaces the nozzle and oil filter, tests combustion efficiency, and checks the safety controls. Expect $150–350 for a standard tune-up. Sooted boilers lose several percent of efficiency per season, and the no-heat calls stacked up during the first cold snap are overwhelmingly units nobody serviced.
Should I test for radon in an old New England house?
Yes. Much of New England and eastern New York sits on granite and falls in EPA radon Zone 1, where predicted indoor averages exceed the 4 pCi/L action level. Old houses with fieldstone walls, dirt floors, and open sumps give the gas plenty of entry points. A short-term kit costs $15–35, and a sub-slab depressurization system typically runs $1,200–2,500. How much snow is too much on a roof?
As a rule of thumb, about two feet of fresh light snow or six inches of old compacted snow and ice is the point to start clearing a low-slope section. Steep asphalt roofs shed on their own and rarely need help. The warning signs of overload are doors that suddenly bind, fresh cracks in interior drywall, and audible creaking.
