California maintenance is built around two things no frost-belt checklist mentions: wildfire season and ground that moves. From roughly May through November the state dries out, and the work is defensible space, clean gutters, and screened vents. The rest of the year is seismic housekeeping and water discipline. Deep-freeze prep is close to irrelevant, and whether you service an air conditioner at all depends on which side of the coastal hills you live on.

The climate here

The Mediterranean pattern gives the state a dry warm summer and a mild wet winter: nearly all rain falls between November and April, then six months pass with almost none. That dry stretch is what makes vegetation flammable by late spring. Variation inside a single county is extreme. A coastal house may never see 85°F and never need real cooling, while a Central Valley house 60 miles inland runs a condenser through 100°F afternoons for four months. Low inland humidity keeps mold minor, but coastal fog and salt air corrode fasteners, railings, and condenser coils faster than most owners expect.

Wildfire and ember attack

Most homes lost in the wildland-urban interface are never touched by a flame front. They ignite from embers landing in a needle-filled gutter, on a wood deck, or inside an unscreened attic vent, hours before or after the fire passes.

Earthquakes

Shaking topples an unstrapped water heater, which snaps the gas line and starts a fire while the water supply is already down. Rigid gas connectors and unbolted sill plates are the other two failure points on older houses.

Drought and irrigation waste

One cracked drip emitter under mulch can run for weeks unnoticed. Beyond the water bill, chronic overspray against stucco keeps the wall assembly damp, which invites termites and quietly rots the framing behind it.

Coastal salt air

Within a mile or two of the water, salt eats galvanized fasteners, garage-door springs, light fixtures, and the aluminum fins on a condenser. A coil that would give 15 years inland can corrode through in half that.

Post-fire debris flows

Burned hillsides shed water instead of absorbing it. The first heavy rain after a nearby fire pushes mud and rock through culverts and yards, so grading and drainage matter far more on a recently burned slope.

How the calendar shifts here

Swap the frost calendar for a fire calendar. Do defensible-space work in April and May, while brush is still green enough to cut easily and long before red-flag warnings start. Clear roof and gutter debris again in September, at the peak of fire season, rather than in November like the rest of the country. Seismic items are not seasonal at all: strap the water heater, replace rigid gas connectors, and label the shutoffs once, then verify them every year. Inland homes still want a spring cooling service; coastal homes can skip it and spend that money on corrosion control. Do I really need 100 feet of defensible space?

The 100-foot zone is the state standard for property in the wildland-urban interface and is enforced in many fire-hazard severity zones. The part that saves houses is not the far edge, it is the first five feet: no bark mulch, no firewood stack, no dry shrub touching siding. If you have one weekend, clear the 0–5 ft zone and the roof, then work outward as time allows.

Is strapping a water heater actually required in California?

Yes. State code has required seismic bracing for decades, and the accepted method is two straps, one across the upper third of the tank and one across the lower third, anchored into studs or masonry. A strap kit costs about $20–40 to install yourself, and a plumber charges roughly $150–350 to add straps plus a flexible connector. It also comes up at resale, since inspectors flag an unstrapped tank.

How does the coast differ from inland California?

Substantially. A coastal home spends its budget on corrosion: rinsing salt off metal, repainting exposed steel, and hosing the condenser two or three times a year. An inland home in the Valley or the Inland Empire spends it on cooling and sun, with filters every 30–60 days through summer, a spring service, and exterior coatings that fade years early. Both share the fire and seismic list.

Does home hardening help with California insurance?

Carriers in high-hazard areas increasingly ask what you have done, and several programs recognize hardening work such as ember-resistant vents, Class A roofing, and a cleared five-foot zone. Whether any discount exists varies by carrier and by year, so ask yours directly and photograph every improvement as you finish it. Even with no premium change, those steps are what keep the house standing, which is the real return.
