What is an AFUE rating?

AFUE, short for Annual Fuel Utilization Efficiency, is the percentage of the fuel a furnace or boiler burns over a full season that ends up as heat inside the house. The remainder goes up the flue. An 80% AFUE furnace converts 80 cents of every fuel dollar into warm rooms; a 96% condensing model converts 96. The figure is a seasonal average from a federal test procedure, not a peak reading, so cycling losses are already baked in.

Three places to find the number. The yellow EnergyGuide label on new equipment prints it in large type. On an installed furnace, the data plate inside the front door lists AFUE next to input and output BTU. Failing both, read the vent: a condensing furnace exhausts through 2 or 3 inch white PVC out a sidewall and has a condensate drain, while an 80% furnace exhausts through metal B-vent up a chimney. That single glance tells you which side of 90% you are on.
What it does
The rating is a bill predictor. Moving from 80% to 96% cuts fuel use by about 17%, so a household spending $1,200 a season on gas saves roughly $200 a year, and one spending $600 saves closer to $100. That arithmetic is the entire argument, and it explains why the upgrade pays back quickly in Minneapolis and slowly in Atlanta. Condensing furnaces earn those extra points by extracting a second round of heat from the exhaust until water vapor condenses out, which is why they shed a gallon or two of acidic condensate a day and need a clear condensate drain line. Real efficiency also drifts downward as combustion goes out of tune.
Maintenance
Nothing you do raises the rated AFUE, but neglect keeps you from collecting it. Sooted burners burn rich, a clogged filter cuts airflow and drives flue temperature up, and a drifted gas pressure setting wastes fuel silently. Divide the price gap by the yearly saving. The premium usually runs $1,500 to $3,000, and the saving is about 17% of what you spend on heating gas. In a cold climate with a $1,500 heating season, that is roughly $250 a year and a 6 to 10 year payback on equipment that lasts 15 to 20. In a mild climate with a $400 season, payback outlives the furnace. Venting matters too, since a condensing unit needs a sidewall vent and a drain.
What is the minimum AFUE allowed for new furnaces?
The long-standing federal floor for non-weatherized gas furnaces is 80%, and the Department of Energy has finalized a rule lifting it to 95% later this decade. That rule has drawn legal and legislative challenges, and manufacturers have been shifting their lineups toward condensing models ahead of it, so the practical answer depends on when you buy and what your vent allows. Ask your installer what is currently stocked for your configuration instead of trusting a number you read online.
Does AFUE apply to heat pumps, air conditioners, or water heaters?
No. AFUE rates fuel-burning heating equipment only, meaning gas and oil furnaces and boilers. Heat pumps use HSPF2 for heating and SEER2 for cooling, central air conditioners use SEER2 and EER2, and water heaters use Uniform Energy Factor. Comparing an 80% AFUE furnace against a SEER2 16 air conditioner compares two unrelated scales. If you are weighing gas heat against a heat pump, ask for estimated annual operating cost in dollars instead.
