What is a condensate drain line?

A condensate drain line is the small white PVC pipe that carries water off your air conditioner's indoor coil and out of the house. Cooling air wrings moisture out of it, and a central AC can pull 5 to 20 gallons of water out of a house on a humid day. That water drips off the evaporator coil, pools in a pan underneath, and leaves through a 3/4-inch pipe headed for a floor drain, a utility sink, a condensate pump, or a stub poking through an exterior wall.

Where it is

Start at the indoor unit, the furnace or air handler, and look for a white plastic pipe leaving the drain pan below the coil. A foot or two along it sits a T-shaped fitting with a removable cap: that is the cleanout, and it is where the vinegar goes. Follow the pipe the other direction to its exit, usually a stub near the outdoor condenser or under an eave. Attic air handlers get a second, higher line called the secondary or emergency drain, which dumps somewhere obvious like over a window. Where the air handler sits below the drain, a condensate pump the size of a shoebox pushes water uphill through clear vinyl tubing.

What it does

The line has one job: move several gallons a day of condensation out of the building. That water is warm, dark, and constant, which is an excellent recipe for algae and biofilm, and the slime is what plugs the pipe. Once it clogs, the pan fills and overflows, and in an attic or a closet above finished space the water goes straight into the ceiling below. Most systems built in the last 20 years carry a float switch for exactly this reason: a sensor in the pan or line that cuts the thermostat signal and stops the AC before the pan spills. An air conditioner that quietly quits on a 95-degree afternoon with no other symptom is very often a full drain pan, not a dead compressor. Maintenance

Flush the line every spring before the first hot week, and again in midsummer along the Gulf Coast, in Florida, or anywhere the AC runs six months straight. Pour a cup of distilled white vinegar into the cleanout, let it sit 30 minutes, then chase it with warm water. Skip bleach, which is hard on metal pans and glued joints. Should I pour bleach down my AC drain line?

Vinegar is the safer habit. Bleach kills algae, but it also corrodes galvanized and aluminum drain pans, attacks the cement at PVC joints over time, and shortens the life of any condensate pump it reaches. A cup of distilled white vinegar each spring does the same work without the collateral damage. If the line is already fully blocked, no chemical will save you: pull the clog out with a wet/dry vac from the outdoor end first, then treat what is left.

Is water dripping outside from my AC pipe normal?

From the primary line, yes. On a humid day the low stub near the condenser or under an eave should trickle steadily while the system runs, and a bone-dry pipe in August usually means a clog upstream. Water coming from a higher pipe, especially one that ends over a window or a soffit, is the emergency drain, and that is never routine. It means the primary line is blocked and the pan is already overflowing into the backup. Shut the AC off and clear the line that day.

Why does my AC shut off when the drain line clogs?

A float switch stopped it on purpose. The switch rises with the water in the pan or the line, opens the 24-volt thermostat circuit, and the system goes dead: no cooling, no blower, no code on most thermostats. It is protecting the ceiling below. Clear the line, vacuum out the standing water, and the switch drops back so the AC restarts on its own. If your system has no float switch, adding one costs $75–150 and is the cheapest water-damage insurance in the house.

How much water should a condensate line produce?

Roughly 5 to 20 gallons a day for a 3-ton system in muggy weather, and barely a trickle in a dry climate like Denver or Phoenix. The pattern matters more than the number: steady dripping while the unit runs is healthy, and a sudden stop during humid weather points at a clog. In winter, a high-efficiency furnace drains into the same pipe, so a blocked line can trigger a no-heat lockout too.
