What is a water heater?

A water heater is the appliance that heats and, in tank models, stores all the hot water a house uses, running on natural gas, propane, or electricity. The standard version is a 40 or 50 gallon insulated steel tank that holds its contents at a set temperature around the clock. Tankless units skip storage entirely and fire a burner on demand as water moves through a heat exchanger.

Where it is

Look in the basement, the garage, a utility closet, or, in warm-climate houses, the attic. A gas unit needs a flue, so it stands near a chimney or has a plastic vent pipe running out a sidewall. An electric unit has conduit and a dedicated 30 amp double-pole breaker. Anything installed above finished space belongs in a drain pan piped to a drain. Read the label while you are there: it lists gallons, the first-hour rating, and a serial number whose first four digits usually encode the month and year of manufacture, which is how you learn the real age of a heater you inherited.

What it does

Cold water enters through a dip tube that carries it to the bottom of the tank, gets heated by a burner underneath or by two electric elements in the side, and rises to the outlet on top. Three small parts keep the whole thing honest: a sacrificial anode rod that corrodes so the tank does not, a temperature and pressure relief valve that vents if the tank passes 210 degrees or 150 psi, and a thermostat. Sediment on the bottom is the slow killer. It insulates the burner from the water, produces the rumbling or popping you hear during recovery, and the U.S. Department of Energy notes that scale buildup drags down efficiency. Once the tank shell leaks there is no repair, and a burst tank can release 40 to 50 gallons in minutes.

Maintenance

Four intervals cover a tank heater. Flush a few gallons of sediment out annually. Inspect the anode rod every 3 to 5 years, or every 2 in hard water. Trip the relief valve once a year to prove it is not seized. Shop by first-hour rating rather than raw gallons. Two people typically need a 40 to 50 gallon tank or a 45 to 55 gallon first-hour rating. Four people need 50 to 65. Five or more, or a soaking tub plus simultaneous showers, pushes toward 75 gallons or a tankless unit. Oversizing costs you standby heat every day of the year. How do I know my water heater is about to fail?

Four signals, roughly in order of urgency: rusty or brown hot water, meaning the tank interior is corroding; rumbling or popping during heating, meaning a sediment bed; any moisture, rust streak, or mineral crust at the base or on the fittings; and an age past 10 years on a unit whose anode has never been pulled. A heat pump or premium tank may run longer, but past year 12 you are on borrowed time.

Should I switch to a heat pump water heater?

If the heater lives in a garage, basement, or utility room of at least 700 cubic feet that stays above 45 degrees, it is a strong option. A heat pump model draws roughly a third of the electricity a resistance tank does and commonly saves $200–400 a year for a family of four. It runs $1,800–3,500 installed and needs a condensate drain. Confirm current utility or state rebates before you buy, since those programs change from year to year.
