What is a garage door opener?

A garage door opener is the ceiling-mounted motor unit that drives a garage door up and down a rail and holds it closed. It does not lift the door's weight. Torsion or extension springs above the opening carry the 150–400 pounds of door, and the opener supplies only the nudge, which is why 1/2 to 1-1/4 horsepower is plenty. Three drive types pull the trolley along the rail: chain, the cheapest and loudest; belt, quiet enough to mount under a bedroom; and screw, a threaded steel rod with the fewest moving parts.

Where it is

The motor head hangs from the ceiling joists near the middle of the garage, with a rail running to the header above the door and a curved arm reaching the top panel. Three parts matter before you ever need them: the red emergency release cord on the trolley, which frees the door so you can lift it by hand; the two photo-eye sensors on the vertical tracks, no more than 6 inches above the floor, one sending and one receiving; and the learn button under a light cover on the head, which pairs remotes and erases a previous owner's codes.

What it does

Opening and closing is the easy part; stopping is the job that matters. Since 1993, UL 325 has required two independent reversing systems: photo eyes that reverse the door if anything crosses the beam, and a force setting that reverses when the door meets resistance. Misaligned or dirty photo eyes are the single most common reason a door starts down, stops, reverses, and blinks the light at you, and the blink count is a diagnostic code printed in the manual. Other classic failures: a stripped nylon drive gear (the motor hums, nothing moves) at $20–40 for the part or $100–200 installed, a surge-fried logic board, and a worn trolley. A broken torsion spring imitates opener failure but is a $200–350 pro-only repair; the tell is a door you cannot lift by hand. Maintenance

Run the safety test monthly. Lay a 2x4 flat on the floor in the door's path and close it: the door must reverse on contact. Then wave a broom through the photo-eye beam mid-close and confirm it reverses again. Both take 2 minutes together, and the safety test schedule explains what to adjust when one fails. Twice a year, spray rollers, hinges, and springs with a garage-door lubricant (never WD-40, which strips grease) and tighten the track and rail bolts, which shake loose over thousands of cycles. Frequently asked questions

Why will my garage door not close, and why is the light blinking?

Nine times in ten it is the photo eyes. Check that both LEDs glow steadily: one is usually green for power and one amber or red for alignment, and a flickering or dark indicator means the beam is broken. Wipe the lenses, brush off cobwebs, and nudge a bracket until the light steadies. Low winter sun shining directly into a lens causes the same symptom around the same time each afternoon. Cost: 10 minutes and nothing.

Chain drive or belt drive: which should I buy?

Belt drive costs about $60–120 more and is dramatically quieter, which is the only argument that matters if a bedroom sits over or beside the garage. Chain drive is louder, cheaper, and completely adequate over a workshop or a detached garage, and it handles heavy wood doors well. Screw drive sits in between, needs its rod lubricated once a year, and is less forgiving in climates that swing 100 degrees between seasons.

How do I test the auto-reverse safety feature?

Two tests, monthly. First, place a 2x4 flat on the floor under the door and press close; the door should touch it and reverse at once. Second, start the door down and pass a broom handle through the photo-eye beam; it should reverse without contact. If the contact test fails, back off the down-force screw on the motor head and retest. If it still fails, stop using the door until a technician looks at it, at $100–200.

Is it worth repairing a 12-year-old opener?

Match the repair against $200–600 for a new unit. A $20–40 drive gear or a $30 remote is worth doing at any age. A logic board at $150–250 on a 12-year-old chain drive is not, since a new opener brings rolling-code security, a quieter belt, battery backup, and phone control for not much more. Openers made before 1993 lack photo eyes entirely and should go on safety grounds alone.
