Should you seal a new asphalt driveway right away?
No, let it cure first. Fresh asphalt needs the oils in it to harden, and sealing too early traps them and softens the surface. Most contractors say wait 6 to 12 months before the first sealcoat, then reseal every 2 to 3 years after that. Concrete is different: a new slab can be sealed within a month or so once it has cured. Sealing on the right schedule is one of the cheapest ways to push an asphalt drive toward the top of its 20 to 30 year range.
Is it cheaper to resurface or fully replace a driveway?
Resurfacing costs roughly half of a full replacement and makes sense when the base is still solid and the damage is limited to the top layer. For asphalt, a 1.5 to 2 inch overlay can add 8 to 15 years for a few thousand dollars. But if you see widespread alligator cracking, potholes, or sections that have heaved, the base itself has failed, and any new surface laid over it will crack again within a couple of years. Why does my concrete driveway keep cracking?
