Cut power at the disconnect, clear the debris, and rinse the coil from the inside out with a garden hose: 30 to 45 minutes, once a year in spring. Dirt on the fins blocks the heat the unit is trying to dump outside, so head pressure climbs, the compressor runs hot, and cooling costs rise roughly 10% to 30% on a badly fouled unit. Rinse direction matters more than the cleaner you buy, since spraying inward drives the mat of cottonwood and grass deeper into the coil.

What you need

Before you start: The condenser runs on 240 volts, and the disconnect is the only switch that truly isolates it, so pull the block before a screwdriver goes near the cabinet. The run capacitor inside holds a charge long after power is off: keep hands off the electrical components and keep hose spray away from the control box and wiring. Fin edges slice like razor blades, so wear gloves. Frost on the refrigerant lines or oily residue at a joint signals a charge or leak problem, and no amount of cleaning fixes that.

Steps

  1. Set the thermostat to off, pull the outdoor disconnect block, and switch off the indoor breaker feeding the condenser.
  2. Clear 2 feet of open space on every side and 5 feet overhead. Pull weeds, cut back shrubs, and rake out leaves.
  3. Vacuum or hand-pick loose debris off the outside of the fins. Cottonwood fluff, clippings, and pet hair mat into a felt layer a hose will not touch.
  4. Remove the 6 to 10 screws around the top grille, lift the fan straight up, and rest it on a bucket. Never let it hang by its wires.
  5. Spray coil cleaner across the inside face of the coil and let it foam 5 to 10 minutes, or whatever the label says.
  6. Rinse from the inside out at normal household pressure, top to bottom, until the runoff is clear. A pressure washer at 1,500 psi folds aluminum fins flat, and that damage is permanent.
  7. Comb bent fins straight with a fin comb matched to the spacing, typically 8 to 20 fins per inch. Folded fins choke airflow as effectively as dirt does.
  8. Reset the fan and grille, let the cabinet dry 30 minutes, restore power, and run cooling 15 minutes. A healthy system shows a 16 to 22°F split between return air and supply air.

Can I just hit it with a pressure washer?

No. Condenser fins are thin aluminum, and 1,500 to 3,000 psi bends them over in a stripe you can see from across the yard, which restricts airflow permanently unless you comb every one straight again. A garden hose at 40 to 60 psi carries plenty of force for dirt, and a foaming coil cleaner does the chemical work. If the hose alone is not cutting it, the answer is a longer dwell with cleaner, not more pressure.

How often do the coils really need this?

First check that the fan wire connector did not pull loose while the fan was off the unit, and that no screw is binding a blade.
